A free society based on capitalism and liberty requires private property rights. These property rights are human rights. And such rights must be defined, appropriated, honored and respected protected.

Land ownership includes a set of rights of many rights. A right is the exclusive authority to make a decision or determination of how the land or a component or right in the land is used or not used and owned.

The owner of a private property has:

Restrictions and controls on private real estate obviously have a negative effect in a free country. The value of land and real estate is determined by the demand and desire of others. The highest and best use of real estate or land is influenced by what the public perceives it to be and what they feel they can do with it and what is the highest value and best use of the property. The owner has the option to sell or rent for that use for which he pays more or he can choose to allow, rent or sell for a lesser use for less money. Private property rights are the predominant force of control of land and control of natural resources in a truly free society rather than government control or control through destructive competition.

All property or real estate enjoys the same rights. The rights that a landlord has in real estate vary from one property to another, even when they are next to each other. The more complete private property rights a property owner has over their land, the more people will understand those rights, the more people will pay or compete for property with more complete property rights, all other influences being the same. Would you pay more or less for 10 acres that you can never build on due to restrictive land use laws compared to 10 similar acres where you can build 10 houses and can build whatever you want?

Government-imposed land use controls do not reduce the need for or desire for housing or land and devalue land that is too restricted. Individual freedoms are protected by private property rights. Private property rights are human rights.
